IHOP and Applebee’s Expand Presence with New Location in San Antonio
The popular dining brands IHOP and Applebee’s are set to open a new dual-branded restaurant in San Antonio, Texas, further solidifying their presence in the area. Located at 3820 Broadway in the Oak Park neighborhood, this new establishment is expected to open in Spring 2026. Construction is scheduled to begin in December 2023, with completion anticipated by the end of April 2026. The project is projected to cost approximately $350,000.
Dine Brands, the parent company of both IHOP and Applebee’s, has filed the necessary permits for this new venture. In a conversation with Jim Darby, a representative from Dine Brands, it was confirmed that a new location is indeed in the works, although specific details regarding the opening date remain undisclosed.
Details on the New Location
The new restaurant will span an area of 5,003 square feet and aims to offer a combined menu featuring popular items from both IHOP and Applebee’s. This dual-brand concept is part of Dine Brands’ strategy to enhance customer experience while optimizing operational costs. Earlier this year, Dine Brands launched its first dual-branded Applebee’s and IHOP restaurant in Seguin, Texas, signaling a growing trend in the restaurant industry.
Franchisee Danny Hakim operates several IHOP and Applebee’s locations in the San Antonio area and is listed as the tenant for this upcoming establishment. While inquiries were made to Hakim about plans for the new site, responses were not available by the time of publication.
