Major HQ Moves Boost Leasing at R&D at Legacy Business Park
Stream Realty Partners has announced a significant uptick in leasing activity at the R&D at Legacy business park, a seven-building complex in Plano, Texas, encompassing 374,275 square feet. Recent transactions have included five headquarters leases, totaling nearly 75,000 square feet, which has increased the occupancy of the park by almost 20%. This surge in interest underscores the growing demand for functional space in a prime location.
Chase Lopez, Senior Vice President at Stream Realty, noted, “Through our strategic repositioning and marketing campaign, we’ve seen significant tenant interest at R&D at Legacy from light industrial and flex users.” He highlighted that the Legacy micromarket previously lacked suitable spaces for such users, positioning R&D at Legacy as a preferred destination. The recent leases illustrate the effectiveness of their adaptive reuse strategy.
Notable Companies Relocating to R&D at Legacy
Among the companies making a move is Riken Vitamin Co., a Japanese producer of food additives and vitamins. The company is relocating its U.S. headquarters from Torrance, California, to a 12,653-square-foot space at 6700 Pinecrest Drive. This move aligns with Riken’s strategic expansion and operational objectives. The transaction was facilitated by Doug Carignan and Landon Brune of CBRE.
Another significant addition is Airspan Networks, Inc., a global provider of 5G access and transport solutions. The company is combining its operations from Florida and California with its existing Plano office, leasing 12,363 square feet at 6652 Pinecrest Drive. This expansion increases Airspan’s total footprint at R&D at Legacy to nearly 26,000 square feet. Josh Walpole of Walpole Realty Group represented Airspan Networks during the lease negotiation.
The US Youth Soccer, the largest youth sports organization in the United States, has also signed a lease for almost 11,000 square feet at 6700 Pinecrest Drive. This relocation from Frisco to Plano will consolidate the organization’s storage and office-related functions under one roof. Dave Peterson, SIOR, of NAI Robert Lynn represented US Youth Soccer.
In a notable expansion, Vector Power, a service company specializing in electrical infrastructure, is tripling its space at 5212 Tennyson Parkway, increasing its occupancy to 23,840 square feet. This move positions Vector Power to meet the rising demand for infrastructure related to artificial intelligence. Tor Erickson and Roy Reis of Telos Real Estate represented Vector Power in this transaction.
Lastly, Ojos Locos Sports Cantina, a Latin-based restaurant chain with over 35 locations, has signed a lease for 15,000 square feet at 6400 Pinecrest Drive, which will serve as its headquarters. Frank Puskarich and Mac Henderson of Newmark facilitated this deal.
Transforming Office Space for Modern Needs
The R&D at Legacy business park was acquired by BH Properties in February 2025. Originally designed for value office use, the one-story buildings at 6400–6700 Pinecrest Drive and 5212–5220 Tennyson Parkway have been repurposed into modern office and warehouse spaces to better cater to the region’s increasing demand for shallow bay industrial properties.
David Um, Managing Director of Asset Management at BH Properties, stated, “The acquisition and continued investment in R&D at Legacy reflect our strong confidence in the long-term strength of the North Texas market.” He emphasized the region’s steady job growth, diverse economy, and tenant demand for high-quality, flexible spaces, making Plano an attractive location for adaptive reuse assets.
This series of leasing agreements at R&D at Legacy not only reflects the evolving landscape of business needs in Plano but also illustrates the potential for repurposed properties to meet modern demands effectively.
